
My Marketing Philosophy
Pictures convey so much more information than mere words. Every listing should have multiple pictures.
Did
you know that almost 20% of all homes listed on the Columbia Board of
Realtors Multiple Listing Service (MLS) do not have a single picture?
I guarantee that you will not see "Picture Not Available" on one of my listings.* I commit to publish multiple photographs that will show your home to
its best advantage. It only takes a few minutes to remove distractions
from the camera's field of view - dirty dishes from the dining table,
junk from the bathroom counter, clothes on the bedroom floor, and
clutter from kitchen counters.
Good
captions amplify what is shown in the picture. Think how much more
information is revealed when the caption reads: "Custom-designed
barbeque pit with gas side-burners, installed Summer 2002."
Feature
sheets and advertisements should be written in plain English, with the
buyer in mind - not in "real-estate-speak".
Virtual
tours allow clients to effectively preview a home. This is especially
important to relocating buyers when one spouse is not able to be onsite
for the physical visit. For this reason, I've committed that all my
listings will have a virtual tour, regardless of price.
Floor
plans help a buyer visualize living in a home. Where possible, I will
create and publish a floor plan for every listing.
Buyers
today are better informed than ever before. This is due in labrge part
to the ability to search the Internet before contacting a real estate
agent. I place greater marketing focus on effective Internet
advertising than on print advertising. Why? Because buyers are using
the Internet and the information is current. Traditional print
advertising can be a week to two weeks old before it reaches the buyer.
Does that mean I won't advertise in the newspaper or The Real Estate
Book? No.*Caveat:
Placing a home on the MLS system is a two-step process. An initial MLS
record must be created for the property and an MLS number assigned. As
soon as the MLS record becomes active in the system, pictures can be
uploaded to the record. Given client-meeting schedules, there could be
a delay of a several minutes to hours before the agent uploads pictures
on a new listing. But rest assured that pictures will be uploaded at
the first available moment.
